Hello Townhall Registrants,

Thanks to everyone who attended the Townhall on April 26 and who voted over the two and a half weeks. It was rewarding to see so many landowners participate and have their voice heard. There were 323 participants and 236 of them voted (73%).

The results of the vote are as follows:

Option #1 Option #1: GFA Limit Increase (↑25%):

  • Increase of 25% to existing Gross Floor Area limits.
  • Increase to GFA limits of 25%.
  • Modify Official Plan Policy to separate Max GFA by lot size, modify GFA limit to include 25% increase.
  • Proposed Housekeeping Amendment.
Acceptable: (47.0%)

Unacceptable: (50.4%)

Uncertain: (2.6%)

Abstain: (6)

Option #2 Option #2: Modify GFA Definition:

  • Increase to GFA limits of 12.5%, AND Modify GFA Definition (Combine #1 & #2).
  • Modify Official Plan Policy to separate by lot size, modify GFA limit to include 12.5% increase.
  • Proposed housekeeping amendment.
  • Include new definition for walkout basement (includes at least one wall entirely above grade).
Acceptable: (36.4%)

Unacceptable: (59.6%)

Uncertain: (4.0%)

Option #3 Option #3: Zoning By-Law Amendment (Combined):

  • Increase of 25% to existing Gross Floor Area limits.

  • Proposed Housekeeping Amendment.

Consideration #A Do you agree that a Site Plan Agreement should be required for all major development projects within the Waterfront Area, even for those that do not require Planning Act approval (Minor Variance, Zoning Amendment)? Agree: (47.0%)

Consideration #B Do you agree that GFA allowance for variances should be capped at 10% above the allowable GFA to a maximum of 379 sq. m. (4080 sq. ft.)? Agree: (53.4%)

Consideration #C Do you agree that grandfathering should not be allowed on properties where the option to relocate further back exists? Agree: (43.5%)
